      中国的商业地产发展已经初具规模,但仍然缺乏科学的发展方式作为指引,因而存在着较大的风险。房地产企业所有权性质的不同,会导致其商业地产发展模式的差异,因此不能一概而论。我国开发商的所有权性质可大致划分为国有企业、民营企业和我国香港地区企业,选取它们之中具有代表性的绩优公司作为研究标杆,可以进一步分析其商业地产发展的优势与劣势,从而综合提炼出相关的发展模式,以供参考。
英文摘要:
      The commercial real estate in China has developed to take shape on a certain scale, but it still lacks a scientific development way as guideline, therefore the great risk exists. The difference in the proprietorship of real estate enterprises will cause the difference in the development model of commercial real estate, so it can't be treated totally the same. As to the enterprise's proprietorship, the developers in China can be roughly divided into the state-owned enterprises, privately owned enterprises and Hong Kong enterprises. To choose among them the typical companies with good performance as the studying benchmark can further analyze the advantages and disadvantages for the development of commercial real estate so that the relative development models can be synthetically concluded for the reference of developers in the same fields.
